YEAR IN REVIEW: Summerland issued single building permit worth more than $23.5 million

One of the largest building permits on record in Summerland was issued in the summer of 2021.

The permit for the Oasis development on Lakeshore Drive had a construction value of $23,582,000 and was issued in August.

“As a result of the issuance of this one permit, staff are projecting that the total construction value for the balance of 2021 will be a record year, despite average annual numbers of total building permits issued,” a report from the municipality’s development services department states.

The building permits issued in August were worth a total of $27,559,500, or more than 10 times as much as the permits issued in the same month one year earlier. From January to November, Summerland issued 196 building permits, with a value of $58,263,000. In all of 2020, Summerland issued 200 building permits, valued at $35,734,900.

The Oasis project has been in the works since 2019, when a development permit application was approved for the property at 13415 Lakeshore Dr. S. The permit was for two six-storey residential buildings facing the lake and a mixed-use commercial and residential building facing Lakeshore Drive.

Each of the two residential buildings will contain 12 units, 140 square metres in size, and each will have a large deck and a pool.

The mixed use building will have up to 11 commercial units on the first floor and eight resort condo units on the second floor.

A proposal by the same developer, for a 106-unit medium density residential development north of Summerland, was rejected by the Regional District of Okanagan-Similkameen. The Diamonds development was proposed to be constructed more than 10 kilometres north of Summerland, near Greata Ranch and Okanagan Lake Provincial Park.

The concept called for an estate-style landscaping, a common infinity pool, pickleball courts, a tennis court, a private community centre and a lakeside restaurant and marina.

Concerns about this development proposal included water resources, the need to extend Summerland’s sewer to service the development and the potential for infill and sprawl.
