Housing developments proposed

Summerland Council to consider townhouses and smaller homes near core of community

Two development applications for smaller housing units in the core of the community are before Summerland’s municipal council.

The applications are for a 14-unit townhouse development on Elliott Street and a nine-unit housing development on Kelly Avenue.

The townhouses on Elliott Street would be built on two residential lots and a third lot which already meets the zoning and designation for multi-family housing.

Dean Strachan, director of development services for the municipality, said the proposed townhouse units will have an area of roughly 149 square metres on two floors and a 56-square-metre basement. Each unit will also have a garage.

The Kelly Avenue development is for a series of nine houses, to be built across from Summerland Middle School. The houses will also be built to include secondary suite, providing additional housing opportunities.

The two-storey houses will have an area of roughly 140 square metres, with a 70-square-metre basement.

Because of the design of this development it will allow a higher density than a townhouse development would allow.

Because the units are all single family houses, secondary suites are permitted. Secondary suites are not allowed in townhouses.

Strachan said the developments provide a range of housing options in Summerland.

“There isn’t one solution to affordable housing,” Strachan said.

He added that the two development proposals, along with a change to the regulations governing carriage houses and secondary suites in Summerland, will all serve to provide a variety of housing options within Summerland.

The two development applications will both require a change to the Official Community Plan designation to Medium Density Residential.

In both cases, the properties are within the municipality’s urban growth area and have full services.

Public hearings for both development applications are scheduled for the Nov. 14 council meeting.
